The ground model should outlive the project

Owners pay for subsurface knowledge on every project, then receive it in a form that dies in an archive. The model, not the report, is the asset.

Every investigation an asset owner commissions produces two things: a report that discharges the immediate purpose, and knowledge of the ground that should compound across the asset's life. The report survives. The knowledge usually does not — it is buried inside the report, unqueryable, and the next project on the same asset starts by paying to rediscover it.

The information asset nobody manages

Owners manage as-built drawings, warranties and O&M manuals with discipline. Subsurface data rarely gets the same treatment, though it is among the most expensive information an owner buys and the least perishable: the ground under an asset changes far more slowly than the asset itself. A golden thread of information should run under the building as well as through it.

What owners should require at handover

  • Data, not only documents: logs in structured, open formats (AGS4, not scanned PDF) alongside the report.
  • A living model: the ground model itself, in a form the next consultant can open, interrogate and extend.
  • Provenance: which investigation produced which data, interpreted by whom, under which methods.

The compounding return

An owner who requires this once gains little. An owner who requires it as policy builds, project by project, a subsurface record of their whole estate — one that de-risks every future extension, deepens every valuation, and shortens every due-diligence exercise.
